RiverView brings together two independent developments that celebrate Big Sky’s progress in creating new rental options for locals.

BSCHT RiverView

The Housing Trust’s portion of the RiverView Campus includes two income-restricted apartment buildings with one, two, or three bedrooms. Completed in 2024, these 25 homes provide permanent stability for year-round residents.

Lease Options

BSCHT partnered with BlueLine Development to secure a $6.49 million federal LIHTC grant to construct both buildings. All of BSCHT’s RiverView Apartments are currently occupied, and BlueLine maintains a waitlist. If you’d like to be notified when apartments become available, please review the annual income limits below and check your eligibility with BlueLine. LMLC RiverView

Lone Mountain Land Company (LMLC) built five buildings on the RiverView Campus with private funding to expand rental options in Big Sky.

LMLC Apartments (for local employees)

LMLC’s two west-side RiverView buildings include one-, two-, and three-bedroom apartments. All are pet-friendly and feature in-unit laundry. Households with at least one member working an average of 30 hours per week for ANY Big Sky employer are eligible to apply. The lease term is one year; units are offered unfurnished.

LMLC Suites (for local employers only)

The three east-side buildings feature suites designed for Big Sky employers needing staff housing. Each four- or eight-bedroom suite includes single-occupancy bedrooms, plus shared kitchens, living areas, bathrooms, and laundry. LMLC leases suites as a whole unit to businesses registered with Big Sky’s Resort Tax. Individual bedrooms are not available for rent.

Can I purchase a RiverView Apartment?

No. RiverView Apartments are only for rent.

Are pets permitted at RiverView?

Pets are permitted in any RiverView Apartment. Registered ESA and service animals are allowed in the dorms.

Who can live at RiverView?

All residents must work in Big Sky.

  • BSCHT Apartments: Households must income-qualify based on Gallatin County’s Area Median Income (AMI).

  • LMLC Apartments and Suites: Tenants must work full-time locally, but income limits do not apply.

Is there parking or public transportation nearby?

Yes. Each building includes on-site parking, and the Skyline bus stops nearby for easy access to Town Center and the Mountain.

Can individuals rent bedrooms within the LMLC Suites?

No. LMLC’s dorm-style suites are leased as complete units to qualifying Big Sky businesses for employee housing. Individual bedrooms are not available for direct rental.

How did BSCHT fund its portion of RiverView?
  • BSCHT partnered with BlueLine Development to secure a federal Low-Income Housing Tax Credit (LIHTC) grant for $6.49 million.
  • Resort Tax contributed $2.5 million for BSCHT to purchase the land from LMLC.
  • Earned a $300,000 federal ARPA grant during COVID.
