A Community Collaboration to Build a New, Affordable Housing Development
On May 3, 2023, Big Sky Community Housing Trust and Lone Mountain Land Company broke ground on RiverView Apartments. A BIG THANKS to the Big Sky community for supporting this collaboration to build 97 new rental apartments off Lone Mountain Trail.

- Because BSCHT earned $6.49 million of low income housing tax credits (LIHTC) to build its 25 apartments, BSCHT’s occupants must meet federal income requirements to rent the units it will build.
- Lone Mountain Land Company will build its portion of the project with private funding only. Because of this, LMLC’s units do not need to follow federal income guidelines.


In 2021, BSCHT announced its collaboration with Lone Mountain Land Company to build 97 rental apartments deed restricted for local occupation only. The development, located along Highway 64, will take three years to complete with occupation anticipated in March of 2024.
Designed for low to moderate incomes, RiverView will consist of one to three-bedroom apartments, plus four and eight bedroom residences, with space for 387 residents. Besides adding much needed rental inventory, RiverView Apartments demonstrates a creative collaboration between public and private partners with multiple funding sources.

What is a deed restriction?
A deed restriction sets legal limitations on how you can use a property. These restrictions run with the property, regardless of ownership. In the case of BSCHT’s collaboration with Lone Mountain Land Company, the deed restrictions will be the permanent prohibition of short-term rentals.
