Good Deeds Program

Good Deeds helps local buyers purchase market-rate homes by contributing up to 20% of the purchase price. In exchange, buyers agree to a permanent deed restriction that keeps the homes preserved for Big Sky’s workforce.

The Next Chapter: Cold Smoke Neighborhood

Voters approved it on May 6, 2025. Now, we’re building it. Cold Smoke will deliver 389 affordable homes for Big Sky’s workforce, with the first residents moving in as early as 2028.

Why do Big Sky locals need homes? 

Everyone deserves a safe, stable place to call home. In Big Sky, that stability is increasingly out of reach.

Long-term rental vacancy in Big Sky remains effectively zero, leaving residents across income levels, from service workers to teachers earning some of the lowest starting salaries in the country, with few housing options.

At the same time, the cost of homeownership has climbed far beyond what local wages can support.
